Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $65
Guarantor application fee: $65
Security Deposit/Holding Deposit: $150 refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days
Security Deposit - Additional: $500 based on results of credit report
Security Deposit - Maximum: one month's rent based on results of credit report
Administrative fee: $250
Pet fee at move-in, non-refundable: $350
Pet rent - monthly: $30 (for 1 or 2 pets)
Garages: $100 detached, $110 attached
Gate Remote/Key/Fob: $50 gate remote/$25 gate card, $50 replacement if lost or stolen
Package/Parcel Setup Fee: $15
Water/Sewer/Trash: Varies monthly based on usage, billed in arrears by third party
Utility Billing Fee: $3.25 not to exceed $5
Electric Service Fee for not setting up: $25 per billing cycle
Pest Control: $2.40 per month
NSF Fee: $30
Monthly Late Fees if not paid by the fifth (5) of the month, is 10% of base rent.
Termination Fee: Equivalent to one-month base rent
Apartment Transfer Fee: $250

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $350

Comments: Only one nonrefundable fee for 1 or 2 pets of $350 due at move-in. Only one fee for 1 or 2 pets of $30 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Belle Harbour Apartments requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage. The deductible cannot exceed $1,000.
